Revisiting 'MAGAANG PABAHAY, DISENTENG BUHAY' Guidelines

General Guidelines: 'MAGAANG PABAHAY, DISENTENG BUHAY'

1. Interested buyers must inquire/verify from the list in Pag-IBIG branches.

2. Visit the property to check status or condition.

3. Property is sold on 'AS IS WHERE IS BASIS' and 'FIRST COME FIRST SERVE BASIS'.

4. Selling price is based on LATEST appraisal value or purchase price per lease contract for Rent-to-own (RTO) account.

5. Mode of Payment is by CASH PURCHASE or purchase through HOUSING LOAN.

6. DISCOUNT of 20% (plus 5% LITIGATION DISCOUNT, if applicable) for cash purchase or DISCOUNT of 15% (plus 5% LITIGATION DISCOUNT, if applicable) for housing loan.

7. Deposit 5% of selling price (cash or manager's check upon submission of PURCHASE OFFER form.

8. Submit complete loan documents or full payment within 30 days from receipt of Notice of Approval/ Award of Sale for housing loan or cash purchase.

9. For housing loan, pay PhP1,000.00 processing fee (non-refundable) upon filing and remaining Php2,000.00 processing fee, equity requirement (if any) and one-year insurance premiums (SRI & Fire) within 30 days from receipt of Notice of Loan Approval.

10. Interest rate is fixed at 6% per annum.

11. Fill up 'Authority to Deduct' form for salary deduction.

12. Former owner may purchase on cash basis only with 20% discount.

13. If former owner-occupant, back rental must be paid.

14. Unsettled utility bills (water, power, etc.) shall be paid by the buyer.

Hey kensrb78, thanks 4 asking. Sa original Disposal of Acquired Assets guidelines, it used to be 10% of your bid price (kasi sealed public bidding yon- pataasan ng bid). Sa 'discounted promo' guidelines, ibinaba na to 5% (minimum downpayment). Meaning, if your deposit is more than 5% (of 100%), the remainder, whatever that may be, will be the (new)principal loan balance. Nope its not negotiable. I hope naliwanagan ka.

puede bang bumili ang isang developer/corporation sa maagang pabahay program ng bahay na ginawa nila? o ang programa ba para lang sa mga individual? puede bang mag authorize using board resolution ang developer/corporation authorizing an individual/stockholder nila to buy in its behalf, to circumvent the circular?

usually we deal with individuals- they may, technically, if they (developers/ corps) so designate an individual (dummy perhaps) to buy a/several units basta ba cash basis lang
